Basic Function

Coordinates and performs real estate activities involving acquisition of property and property rights required to develop METRO’s transit programs and long-range planning. Responsible for overseeing property assets, partnering with agencies and private interests on development agreements, and advancing joint development opportunities. Performs duties in a safe, efficient manner and in compliance with all applicable rules and safety procedures.

Responsibilities and Specific Duties

  • Coordinates and performs acquisition activities required for long-range planning and project development.
  • Ensures that all actions (Title, Appraisals, Negotiation/Acquisition, Relocation, or Property Management) are in compliance with regulatory/agency/federal guidelines.
  • Prepares deeds, leases, lease renewals, easements, environmental deed recordation documents, etc. interfaces with law firms and METRO staff counsel.
  • Responsible for handling each property’s financial operation, ensures rent payments, property taxes and maintenance bills are paid, collected and processed timely and efficiently.
  • Supervises and direct technical personnel to develop, analyze and negotiate acquisition, disposition and leasing activities of METRO and private projects.
  • Compiling data and generating reports. Maintaining records, reports and files
  • Reviews and analyzes independent appraisals and research market data for in-house valuations.
  • Actively advocates and works with local development community to further transit oriented/joint development projects and development around METRO facilities and transit corridors.
  • Works with regulatory agencies, companies, private citizens, and contractors to accomplish assigned duties
  • Assist in feasibility studies, extensive research, and cash-flow modeling for real estate projects.
  • Provides excellent customer service to METRO internal and external customers.
  • Promotes safety awareness and follows safety procedures to reduce or eliminate accidents.
  • Performs other job-related duties as assigned. 

Education Requirement

High school or GED required.    Bachelor's degree in Real Estate, Business Administration or related field preferred. 

Years & Experience Required

Minimum of Five (5) or more years’ experience in any one of the major disciplines (appraisal/appraisal review, negotiates, title research/preparation, acquisition, relocation, development agreements or property management) Public agency experience is desirable.

Knowledge & Skills Required

Working knowledge of procedures described by the Uniform Relocation and Real Properties Policies Act of 1970 preferred.  Able to establish and maintain effective relationships with agencies, private individuals and within METRO. 
Strong communication (written/verbal) skills. Strong knowledge of personal computers, database programs and related software; Microsoft Office.
